Finding Potential. Creating Value. Stewarding Resources.

Self-storage and small business acquisitions.

I'm Nate, based in Colorado Springs. Through Steward Holdings, I'm looking to acquire existing self-storage facilities and established small businesses with good bones, loyal customers, and room to operate better. Colorado Springs is home base, but the right opportunity can be anywhere in the United States.

Who this is for

Who should reach out.

The site is for owners, brokers, lenders, and operators who know of a self-storage facility or established business that may need the right next owner.

I am looking for businesses that already serve real customers and have room to run better: clearer pricing, stronger marketing, cleaner reporting, better security, or a smoother transition for the people involved.

Steward Holdings is not a broker. It is the company I am building to acquire, operate, and improve self-storage facilities and established small businesses for the long term.

That is the philosophy, but the work starts with clear criteria and honest conversations with owners.

Acquisition paths

Two acquisition lanes.

Steward Holdings is focused on two clear lanes right now: value-add self storage and established small businesses.

Self Storage

Facilities with room to operate better.

Existing facilities, often 20,000+ square feet, where better pricing, leasing, security, customer service, and local management can improve the business.

Small Business

Companies with strong foundations.

Service, trade, B2B, distribution, light manufacturing, and storage-related businesses with loyal customers, useful work, and an owner considering a next chapter.

01

Review real opportunities

I regularly review self-storage and small business deals and am ready to make a written offer when the numbers, financing, and people side line up.

02

Improve what customers feel

Most of the work is simple, but not always easy: better communication, cleaner pricing, online tools, security, collections, vendors, marketing, and weekly follow-up.

03

Own with a long view

The goal is not to flip a business quickly. The goal is to preserve what works, improve what needs attention, and be the kind of owner people are glad to work with.

Meet Nate

A founder-led approach to stewardship.

Steward Holdings is personal. I am based in Colorado Springs and actively reviewing self-storage and small business opportunities where careful ownership can make a real difference.

Deal work

Doing the reps.

Steward Holdings is still early, but I am not dabbling. I am studying real deals, talking with owners, and prepared to make offers when the deal and the people side both make sense.

That work has included Self Storage Income Inner Circle, Rainmaker Academy, Turo hosting, Amazon sales, real estate investing, and regular analysis of storage and business acquisitions.

Recent deal reps

I have partnered on a $200k multi-house flip in South Carolina, pursued a self-storage facility in the Denver-metro area, negotiated on a roll-off dumpster company in Colorado Springs, and evaluated an inn on a wharf in Maine. Those reps have helped sharpen how I think about demand, operations, financing, transition risk, and where I may be able to be a good next owner.

Self storage

Storage buy box.

The focus is value-add self storage: existing facilities in solid communities where better operations, security, leasing, and customer service can make the property stronger.

1

Existing Storage

Facilities with history, customers, and room to operate better.

2

Value Add

Properties where practical improvements can unlock potential.

3

20,000+ SF

Enough scale to support better systems and focused management.

4

Steady-Growth Markets

Communities with real demand, limited oversupply, and room to improve.

Business acquisitions

Business acquisition focus.

Steward Holdings also looks at established small businesses with loyal customers, experienced employees, and owners who care about what happens after a sale.

The best fit is usually a company doing useful work with steady cash flow and room to improve systems, marketing, process, reporting, or transition planning.

Let's talk

Know of a good fit?

If you own a storage facility or small business, represent an owner, lend in the space, or know of an off-market opportunity, I would enjoy hearing from you.

A thought from Nate

A first conversation does not need to be polished. Send the rough details: location, business type, size, reason for exploring a transition, and anything that makes the opportunity worth a closer look.
